Lot of thought seems to have gone into this, but my comments are as under: 1. Staircase in the front setback is definitely not allowed. Would not really recommend use of solid wood in kitchens anymore. The things you would need to look at is maintenance and resistance to humidity.

My advise would be to look for a contractor who is also a qualified engineer or architect. You will end up not only saving money ultimately but get a home, not a house!

This totally depends on your requirements and how you plan to utlize the spaces. How manyunits you want, whether an independent floor with a duplex? the area you are looking at can be developed very well.
