Re: Please review: Plumbing Quotation
Dear All, Please help me with your input on the points that I can negotiate. This is for a full material contract including pipes, masonry for concelaed tank etc and excluding the final fittings and fixtures (such as WC, Wash basin, taps etc which has to be bought by me). This is for my upcoming ho...

Re: Post Construction: Learnings and Trauma :)
prince ap, Holding back some amount is a good idea. Referring to the contract we have, think the percentage was lesser, 2.5%. The time period was one rainy season or 6 months. If there is a water ingress, leaks or any other issue after the construction is done and keys are handed over, the contracto...

Re: Post Construction: Learnings and Trauma :)
princeap, We had paid 10% of the quoted amount as advance. At each stage of the payment, 10% from advance would be deducted. As an e.g. if we had paid 500,000 as advance, and if the contractor raised a bill of 300,000 for foundation, we would pay 270,00 (300,000-30,000). In this way, as the project ...

Re: Bad Day in Construction of House - Pillars looks terribl
I am no expert, but looks like the concrete mix has been way off. Water mixing should have been less and Compacting has not been done. Don't blame yourself for not being there. Unless one knows about the technicalities involved in the civil construction, it is very difficult to correct these things ...

Re: Bad Day in Construction of House - Pillars looks terribl
Really feel sorry about the way the pillars have come out.
Would suggest you bring in a structural engineer and determine the correct way forward.
You are correct in resisting the easy-fix of filling the gaps in pillar using concrete.

Re: Suggestion & opinion: Prior to starting construction
Now contractor is arguing that his profit margin is being acquired by me and for RMC I did agreed to pay him Rs1900 per m3 (includes labour+ profit), which i still believe is on way higher side as his supplied quotes are already humongous in comparison. How do i solve this ? I am doing the ground w...

Re: Review - Floor plan for 1st Floor
Shri, Was not aware that that the layout could not be modified. If that's the case, then personally, i would go for extension of the NW bedroom by 4 feet. It gives you one large bedroom. Just make sure that light and ventilation are not compromised by this extension. When you incorporate open plan k...

Re: Review - Floor plan for 1st Floor
Dear Shri, The attached toilets are too small. 4ft is a narrow space. Also, as you are having 2 bedrooms, 3 toilets are overkill. Have added my thoughts to the plan in attachment. Hopefully it helps. As the bathrooms in the modified plan are large, they can be used for keeping washing machine. Anoth...

Re: Review - Floor plan for 1st Floor
Hi shri, what are your requirements for the first floor home, could you please elaborate. The door opening (north side, First Floor) to balcony is a bit confusing to me.. so is the office room. Are you looking for 2 bed plus study, or 3 bed with 1 used as office for time being? Is the second floor f...
